Saturated leach field
Hey, hi.
Right to it: we bought our home just about a year ago. It’s a 30 yr old double wide on a couple of acres. I’m aware that we are just about at the average useful life of the septic system.
Lately, I’ve noticed a wet spot in the dirt and the edge of our leach field. The wetness kind of ebbs and flows. I’ve done some research on how septic systems work, so I have a very basic understanding of what might be going on here. We’ve also altered our water use habits, like alternating shower days, limiting laundry to no more than 3 loads per day, running dishwasher at night etc… to try to reduce the stress on the system. I’ve also added a septic system rejuvenator at the recommendation of the helpful folks at our local hardware store. But, the issue persists.
There are some facts that I think are relevant:
Tank was pumped the day before we closed on the house, per purchase agreement.
The property was considered “distressed” due to a very unfortunate foreclosure scenario. Some real estate pros bought it cheap, flipped it, we bought it. It sat vacant for almost a year during rehab process.
We did have an inspection, a few small items but overall it was a positive assessment.
The water table seems to be high right now. The creek behind our house is at the high water mark. We’ve had a lot of precipitation mixed with cold overnight temps and more snow on the way tonight.
Neighbors have shared their experiences with perk tests. Results were not great.
The wet spot is in one isolated area that has grown a bit over the weekend.
There is no smell of sewage.
Our indoor plumbing works well. No slow drains, weird smells, bubbling or gurgling. If not for the wet spot there would be no indication of an issue.
The wet spot is at the edge of the leach field, and on a decline in the terrain of our yard. Total drop in “elevation” might be 12”-18”. There is no standing water in the yard or near the tank itself.
I know that we need to call a septic pro. But I’m just curious if you all have any thoughts about what might be going on here and the likely route to fixing it?
I know this could be a big undertaking that costs thousands. I would appreciate no catastrophizing or “you’re f$&%ed” or otherwise unhelpful comments. I am well aware how bad this could potentially be. I’m just looking for similar experiences and what the outcome was, what I should or shouldn’t say when the pro is out here evaluating, etc…
