Entering Panic Mode - Looking for Townhouse in NOVA

My wife and I have applied to at least 5 rentals and have been outbid on all of them. Despite our credit scores being over 800, we are missing out because people are paying $200-$400 per month more than asking price. One recently came back and said the competition was so competitive that they wanted to know how much each of the applicants would put in ESCROW.

We are relocating from LA and need a place starting July 15. Our budget is $3,300 - $4,000 with two bedrooms. Any support would be appreciated!
